Vero Beach Municipal Airport
Indian River County Chamber of Commerce Building Project of the Year

Owner
City of Vero Beach
Mr. Eric Menger
Vero Beach, FL 32960
Architects
URS Corporation
Donadio & Assoc.
John Dean Architects
Completion
October 2008
20,000 SF

This project was awarded to us through the CMAR RFQ and Interview process.

The Owner’s Representatives were looking for a qualified Construction Manager that was also sensitive to local issues and able to respond to the Airport Staff in an instant. The Vero Beach Airport is a long-standing fixture in Vero and this was the first complete renovation to it since it was built in the 1960’s. The City also wanted some assurance that the schedule would be met, and that operations would continue during construction.

The Project consisted of a complete renovation of the existing 8,000 SF facility, a complete renovation and expansion of CJ Cannon’s Restaurant located in the facility, and construction of an additional 12,000 SF of office, operational and lease space. Project details include kitchen equipment, FAA equipment, surveillance camera system, site work and utilities, landscaping and irrigation, pavers and hardscape.

In October 2008, this project was completed right on schedule, despite the addition of 1100 SF of office space to the second floor. CJ Cannon’s Restaurant was only closed for business for 3 weeks during the summer, minimizing the economic impact to their business. And the FAA equipment needed for air traffic was always operable during construction. Summit also saved the City of Vero Beach approximately $200,000 through our value engineering suggestions and Owner-direct sales tax savings.

22,000 SF Warehouse

This project we bid to the County in competition with 6 other Contractors. Summit was the low bidder, but all bids had come in over the County’s anticipated budget. Working together with the Architect, Engineer and Owner’s representatives, Summit was able to trim $1,000,000 off of our original bid through various engineering, design, and contractual changes, and the Project was able to move forward.

The Project consisted of two new custom pre-engineered metal buildings totaling 33,500 SF, including all site work, utilities, generators, lift station and off-site road work. All work was completed in 14 months, one month ahead of schedule. The facility serves about 300 County Utilities employees.

Completion
June 2008
12,000 SF

This was a Structural rehabilitation of 1914 historic old schoolhouse in downtown Fort Pierce. Portions of the roof were blown off during the hurricanes of 2004. The structure had originally been constructed with no vertical reinforcing at all. The roof was literally just sitting atop the masonry walls. We reinforced all the existing steel trusses, supplemented with new steel trusses, and we tied down the roof structure to the three floor elevations and ground below with a series of concrete helical piers. We also replaced the roofing with new barrel tile and recreated the look of the 1914 soffit and fascia system with aluminum profiles. The job’s location was somewhat of a security issue and the height of the work was a safety issue, but no incidents occurred, thanks to the diligence of our Superintendant.

New state-of-the-art solid waste treatment facility. At this facility - Solid waste is deposited from local septic haulers, then put through a contained, multi-phase Filtering process and piped to re-use facilities throughout the County. The waste is 100% contained and therefore no odors are spread to the local neighborhoods. The plant also takes in leachate from the landfill where it is located, keeping much of the hazardous leachate that is created from garbage from entering the watertable.
